Film all videos at a 90-degree angle and place devices horizontally for a widescreen effect.
  • Location, location, location: Make sure you are in a well-lit area that is free of distractions such as external noise and movement — unless this is part of your story.

eXp Realty Expands to Nebraska, Adds Top Agents Across Country

Randy Carroll will lead eXp Realty’s operations in Nebraska. 7 Tips for Writing Real Estate Listing Description

First impressions are everything. With real estate listings, a buyer’s first impression of a home is typically a result of your listing photos. But second impressions can be just as important, and that’s where a well-written property description comes in handy.

You most likely didn’t get into real estate because you love to write. Heck, you might even think you’re a terrible writer. Not to worry! Follow the guidelines below and you’ll be writing powerful listing descriptions in no time.

  1. Spelling and Grammar: Let’s get this one out of the way immediately. Using bad grammar or failing to correct all typos could immediately destroy your listing’s credibility. You don’t need to be a spelling bee champion, but you should take advantage of your computer’s built-in spell check function and give your listing a final review before posting.
  2. ALL CAPS: Writing in all capital letters might catch someone’s attention, but it may be in a negative way. You want your descriptions to flow nicely and sound like casual conversation when someone reads it in their mind. Writing in all caps conveys shouting and can be difficult to read.
  3. Paint a Picture: To avoid boring your potential buyers, use descriptive words and phrases wherever you can. This does wonders when it comes to livening up dry descriptions. For example, take a look at the following two sentences. A. The updated kitchen has new floors, cabinets, countertops, and stainless steel appliances. B. The gourmet kitchen has been completely updated with travertine tile floors, cherry red oak cabinets, custom quartz countertops, and top-of-the-line KitchenAid stainless steel appliances.” The two sentences make the same point – the kitchen is updated – but sentence B paints a more vivid, desirable picture in the reader’s mind.
  4. Discrimination: Blatant discrimination obviously has no place in real estate, but not all discrimination is intentional. Many agents commit crucial errors without even knowing it. Writing something like, “The large formal dining room is the perfect setting for Christmas Eve dinners.” may sound innocent enough, but remember not everyone celebrates Christmas so this may turn some buyers away from the home. Focus on the home’s physical traits and refrain from using any reference that may single out or exclude potential groups of buyers.
  5. Tour through Text: If you’re having trouble figuring out where to start your listing, imagine how buyers tour a home in person and convey that through text. For example, many showings begin in the living room (or whatever room the front door leads into), followed by the kitchen, into the bedrooms and bathrooms, into the basement, etc. This will vary based on the layout of the home, but try to mimic the natural flow when taking readers on a tour through text.
  6. Avoid Repetition: Zillow, Realtor.com, and other major listing portals already include quite a bit of detail by default, including bullet lists for the number of beds and baths, square footage, price, etc. Don’t waste valuable real estate (pun intended) in your property descriptions by simply re-writing the price, square footage, and other details already shown.
  7. Size Matters: There’s a fine line between not writing enough and writing a novel. Keep your descriptions short and to the point in order to keep the attention of the potential buyer. The ideal length of a property description will vary depending on who you ask, but try to keep it around 200 to 250 words. Be sure to consider how many words or characters your local MLS allows you to include.

If you’ve taken all these guidelines into consideration and are still struggling to get started, write a list of the home’s main features.Once you’ve listed the main points, group them into the natural walkthrough progression from guideline #5 above and incorporate descriptive words and phrases.

Here is an example of what that list might look like:

Gorgeous renovated bungalow in the desirable (neighborhood name here) neighborhood. The open entry level and main floor flows with beautiful hardwood floors, connecting the living room area with its gas fireplace and the formal dining room. Continue into the grand Chef’s kitchen, featuring top-of-the-line KitchenAid appliances, custom cabinets, and white quartz counter tops. The spacious, main-level master bedroom comes complete with large walk-in closets and a luxurious 5-piece bathroom. Head upstairs to find three additional bedrooms, two full bathrooms, and plenty of storage space. The finished basement boasts a large recreation room with a wet bar, laundry room, and an additional bedroom. The large backyard is an entertainer’s delight with its large deck, gas fire pit, and detached 2-car garage. Building a New Way to Work and Grow

In some ways, a recent board meeting at eXp World Holdings, Inc. was like many other board meetings I have “attended” with different companies over the years … first small talk among those early arrivers, including informal conversations between board members and management before the formal agenda follows with discussions of operations and strategy. But this meeting was being held in the cloud.

I sat at my laptop and lent my voice to the avatar I’d created to approximate my appearance … or a close facsimile thereof. My avatar sat in the Executive Boardroom on our virtual campus environment along with fellow board members ranging from Calgary to Boston to Austin. We actively worked with the avatars of our CEO in Seattle, our CFO in Reno, Nevada, our COO in Scottsdale, Arizona and our CTO in Albany, New York. Our objective was sustainable growth for our publicly traded company.

Founded in 2009 by visionary CEO, Chairman and Founder Glenn Sanford, eXp Realty is a real estate company like no other. With virtually no brick and mortar, the company has attracted an amazing number of professionals who help people looking for the brick and mortar of their dreams. The growth of this industry upstart has been mind blowing. Since its first year in operations as a public company in 2013 with $10.7M in revenue, eXp Realty actually has seen its growth rate accelerate … to $13.4M in 2014 (up 25% year-over-year), to $22.9M in 2015 (up 71% year-over-year), to $54.2M in 2016 (up 137% year-over-year). Results to date in 2017 show continued acceleration.

And, yes, this is a company that operates in the cloud with state-of-the-art avatar technology where individuals meet in virtual offices and hundreds gather together in the company’s auditorium to conduct company business.

I’ve always been drawn to companies pushing the envelope on how people can be more productive. In the 1990s, I was recruited by AT&T and served as president, Global Services. Harvard Business Review wrote about our innovative use of the virtual office design. In the 2000s, Ari Horowitz recruited me to serve as president at startup OPUS360, a company that enabled the project-based labor market with FreeAgent.

But neither of these companies can hold a candle to the new vision of work at eXp Realty.

Specifically, at eXp Realty, I have seen the following commitments to excellence that raise the bar as we push ourselves by asking important questions:

  • Diversify: We need people with different backgrounds, experiences and perspectives working together to deliver the most value. Can we be more diverse?
  • Balance: Gender balance increases the chances that we will produce optimal decisions. How can we improve the balance in our organization?
  • Recruit: How do we improve our process AND know when to hire and when to use project-based labor?
  • Decentralize: Empowering teams that are closer to the issues to actually make decisions will increase our success. How can we be clearer about who can make what decisions in our organization?
  • Engage: How do we build a better plan for our employees to buy into holacratic practices and accountabilities?
  • Organize: Establishing clear objectives with adequate time for thoughtful input from all participants will produce the best results. Do all participants have time to give input?
  • Educate: Making sure new employees and extended team members (customers, vendors, strategic partners) understand our expectations make us more effective. Do we make it as easy as possible for newcomers to fit in?
  • Communicate: Acknowledging that a transfer of knowledge requires active participation from both the speaker and the listeners. Does everyone both listen and speak in our organization?
  • Accommodate: Group chats alone may inhibit great input from introverts. Do we get one-on-one input from introverted team members?
  • Integrate: Assimilating different perspectives to find common ground can move a group forward in their work together. Are we skilled at integrating?
  • Mediate: Recognizing when tensions arise and deal with them directly. Do tensions ever get ignored among our team members?
  • Document: Capturing and distributing action items and agreements from meetings to ensure accuracy is important. How well do we capture and document our plans and intentions?
  • Recognize: Bring attention to, and show appreciation for, individuals who go above and beyond in their support for and contribution to the team is critical. Who do we recognize, why do we recognize them, and how?
  • Evaluate: Regularly assessing what we each do and how we do it is critical. How will we evaluate our employees?

I am proud to be part of this organization in my role as an independent board member working with Glenn and the rest of the team. I am excited about the future and believe we will continue to push the envelope in support of our people and sustainable growth by asking the right questions.

eXp Insider: The eXp Quarterly Survey Results Are In!

In November, we surveyed all of you for our quarterly eXp Realty survey to find out what we are doing well and what we could do better. The survey also determined our Net Promoter Score, or NPS, which measures overall satisfaction and advocacy of a company’s products or services. At eXp Realty, NPS is a key measure we track of agent satisfaction.

Now it is time to share the results and what we’re working on based on your feedback. We talked to Kee Wah Chung, vice president of agent experience, for an update.

Q: What was our NPS in Q3 and how is it calculated?
Kee Wah: NPS increased 7 points in the third quarter of 2017 to 71, compared to 64 in the second quarter of 2017. The increase largely was attributed to improvement of transaction management workflow and speed of agent commission payments, which were identified as areas of improvement in previous surveys.

NPS is calculated based on responses to: “How likely is it that you would recommend eXp Realty to a friend or colleague?” NPS can be as low as −100 or as high as +100. An NPS that is above zero is positive and an NPS of 50 or more tends to be excellent.

Q: What else did you learn?
Kee Wah: At the top of the list of things that we’re doing well are culture, staff, services and provided technologies. Areas of opportunity included onboarding, continue to build upon the improvements with transactions/commission payments and agent attraction. We also received many recommendations for improvements that we’ll review internally and announce in 2018.

Q: What are you doing with these insights?
Kee Wah: The company recently shared our 2018 priorities, which intentionally match up with your improvement requests from the survey: Agent onboarding, transactions and commissions, attraction practices and communication.

To address these areas, we formed project teams that have deep dived into the current process, tools and resources dedicated to these areas – leaving no stone unturned. We are coming out of these project meetings with priorities and specific actions we can take to drive improvement, quickly. We have already kicked off and completed the discovery process on Agent Onboarding and are in process on Agent Attraction, and Transactions and Commissions.

Many of you already have used the new “An Introduction to eXp Realty” presentation and we’re creating the next version based on your comments. Look for it in January. We also are working to consistently provide videos that tie to the many benefits of being part of eXp Realty. Our timeline has the first videos completed before the beginning of April. We’ll look to feedback from the AAC and others to make sure these videos tie to our accepted practices and culture.

To improve communication in 2018, we will regularly share our learnings as transparency and collaboration are important to the success of eXp. I’m super excited about 2018 and ask all of you to continue engaging with us to make eXp the best it can be!
